Roles & Responsibilities in a Community Association

If you’ve ever questioned what your management company does, why the Board made a certain decision, or what your role is as a member of the Community, this summary is for you. While not all encompassing, the following list includes common roles and responsibilities for Community Associations.

Homeowners

  • Elect Directors
  • Amend any of the governing documents, except Board resolutions
  • Approve special assessments or capital improvements
  • Engage with the Community, participate in events, and observe Board meetings

 The Board of Directors

  • Act in the best interest and for the benefit of the Association
  • Use sound business judgment
  • Be familiar with governing documents, state statues, and federal laws that impact the Association
  • Enforce the governing documents uniformly and fairly
  • Set the policies, standards, programs, and budget for the Association

 Committees

  • Assist the Board in meeting its responsibilities
  • Broaden the Community’s understanding of decisions by:
    • Gathering owners’ opinions and attitudes
    • Explaining Board actions to the Community
    • Performing research and preparing recommendations

The Manager

  • Provide information, training, and leadership on operations to the Board, Committees, and Community at large
  • Foster a spirit of Community awareness and obligation
  • Provide administrative tools and financial information to the Board to enable sound business judgment decision making
  • Facilitate Board meetings and act on Board decisions
  • Provide technical, administrative, and industry best practice advice

The Management Company

  • Assist Homeowners with answers to questions about the Community and Homeowner accounts
  • Support the Manager with a full range of administrative departments including accounting, business center, client services, construction services, human resources, lifestyle services, marketing, technology, and training
